Concept Note · Korean Residential Leasing

Jeonse (전세) is a uniquely Korean lease structure with no monthly rent. The tenant places a single lump-sum deposit — typically 50–70% of the home’s market value — with the landlord. The landlord earns income by investing or leveraging the deposit during the lease (commonly two years), then returns the full amount at lease end.

Deposit protection is provided through several mechanisms: registration of a jeonse right (전세권 설정) or collateral mortgage (근저당권 설정) on the property title, and the government-backed Jeonse Deposit Return Guarantee (전세보증보험) — though the latter applies only up to statutory price thresholds and therefore does not cover high-value units. Korean law otherwise provides strong statutory protections for tenants; however, the current administration has been moving to curtail and ultimately phase out these protections as part of a broader deregulation policy.

Wolse (월세) is a hybrid: a smaller deposit plus ongoing monthly rent. The two figures trade off — a higher deposit means a lower monthly payment, and vice versa.

Jeonse-to-Wolse Conversion Rate is the implied annual yield used to translate deposit into monthly rent, published by the Bank of Korea. For Seoul apartments it has hovered around 4–6% in recent years. This document normalises every wolse contract to a common ₩100M (1 eok) deposit basis using a 5% conversion rate, allowing direct comparison across deals with very different deposit/monthly structures.

Pricing convention: All deposits in ₩100M (eok) — one eok equals one hundred million won, roughly USD 73,000 at recent rates. Monthly rents are shown in millions of won (₩M).
