That is the factual summary. What follows is a little more, for those who prefer to know who is keeping this place, and why.
Much of Seoul's prime residential market does not move in the open. It hopes to move quietly, and mostly, it does. Under these conditions, meaningful opportunities tend to come only through long observation, trusted relationships, and discretion.
This place also keeps an ongoing record of Seoul's prime residential market, built on official transaction data released by Korea's Ministry of Land, Infrastructure and Transport. Confirmed facts, direct observation, and interpretation are written down separately from one another. What cannot be confirmed is not written as fact. In a market this opaque, there should be at least one place where the numbers are simply laid out.
The writing that gathers here looks at space through three different lenses.

Jin Kong (공진원), a licensed Korean real estate broker (공인중개사) and CCIM designee, began his career at Korea Asset Management Corporation, working on non-performing loan litigation and asset-backed securities issuance, then completed graduate study in international real estate. He built years of practice in Seoul's prime residential market around Hannam-dong, the UN Village area, and Yongsan, and was previously licensed as a real estate broker in California.
That practice continues. Today, as a luxury residential advisor, Jin Kong advises and represents a small number of private clients — those arriving in Seoul from abroad, overseas Koreans returning or investing across borders, and others who prefer their search kept quiet — in acquisitions, leases, and discreet off-market searches across Seoul's prime residential districts.
