When discussing the history of high-end residential building in Korea, it is difficult to leave out the name Sangji Construction. Nearly five decades of continuous work, dating back to 1979, speak for themselves — a lineage that remains active to this day. Under the Caelum name, that lineage now arrives on a new site facing Bamseom, just past the foot of Seogang Bridge in Mapo-gu, Seoul. The development is limited to 28 residences, with occupancy targeted for 2029. As the project remains in its pre-sale phase, details are subject to change pending final permits.
Two unit types are planned. Type A measures approximately 135㎡ of supply area and is configured as 2 bedrooms and 3 bathrooms, with one bathroom designed to allow for conversion to another use. Type B measures approximately 151㎡ of supply area and is configured as 3 bedrooms and 3 bathrooms. Both types are notable for generously proportioned dressing rooms.
A few design details stand out. The building's elevated ground-floor podium preserves unobstructed views even for lower-floor residences — an uncommon consideration at this scale. Wide living rooms, coffered ceilings with added height, motorized curtains in the living and master rooms, and operable window sections round out the interior approach. Each residence is served by a single elevator, a reasonable choice for a building oriented toward privacy.
Parking has been planned generously, with wider-than-standard spacing between spaces, and EV charging infrastructure is included. Amenities are limited to a single screen golf bay — the rest of the shared program has been deliberately kept minimal, a decision that appears aimed at keeping maintenance costs down rather than maximizing amenity count.
The location's most practical strength is proximity — a single bridge crossing away from Yeouido. For finance professionals and young entrepreneurs working in Yeouido, it presents an option that pairs a short commute with a permanent river view. That said, with only 28 units and the project still in pre-sale, how resale value and post-occupancy community life will take shape remains something time alone will tell.
