Jeonse (전세) is a uniquely Korean lease structure with no monthly rent. The tenant places a single lump-sum deposit with the landlord for the lease term (commonly two years), then receives the full amount back at termination. The landlord earns a return by deploying or leveraging the deposit. For units in this price range, statutory deposit-guarantee schemes impose coverage ceilings that may not cover the full deposit; tenants in high-value jeonse transactions typically rely on collateral registration or private insurance.

Wolse (월세) is a hybrid structure: a partial deposit plus ongoing monthly rent. The two figures trade off continuously — higher deposit, lower monthly payment.

Normalised wolse in this document translates each contract to a common ₩100M (1 eok) deposit basis using a 5% conversion rate: Normalised rent = Recorded monthly rent + (Deposit − ₩100M) × 5% ÷ 12. This allows direct comparison across deals with very different deposit-to-rent structures. All deposit figures are in ₩100M (eok); monthly rents in ₩10,000 (man-won). One eok ~ USD 73,000 at recent rates.

The three complexes sit between Seoul Forest and the Han River in Seongsu-dong 1-ga. Galleria Foret (DL E&C, 2011) was the first to define the premium residential character of the area, occupying a waterfront position with high-rise residential towers. Acro Seoul Forest (DL E&C, 2019) is the brand's flagship unit, with direct access to Seoul Forest and Han River views. Trimage (Hyundai E&C, 2017) spans a broad range of unit sizes; this document covers only the two large-format types meeting the 40-pyeong threshold.

A Personal Note

The data here covers six years and three complexes that sit within a few hundred metres of one another. The price levels are very different; the stories the charts tell are different too.

Acro Seoul Forest 159-165sqm is the clearest signal in this dataset. Jeonse deposits moved from the high-twenties and low-thirties in 2020-2021 to the mid-fifties and above by 2024-2025. The divergence between renewal contracts — frequently in the upper thirties and low forties in 2022-2023 — and new contracts pushing into the sixties is visible on the chart and does not require much interpretation. It is the mechanical output of the lease renewal right (계약갱신요구권) operating in a market where underlying values were rising. The 198-206sqm type tells a shorter version of the same story: the forties at inception, the seventies and eighties by 2025.

Galleria Foret is harder to read, not because the direction is unclear, but because the transaction count is thin. Seventeen of the thirty jeonse contracts are in the 167-171sqm type. That series does show a gentle upward progression — mid-twenties in 2020 to upper thirties and low forties more recently — but I would be reluctant to say much more than that. The larger types (217sqm, 241sqm, 271sqm) each have only one to three transactions. Individual deals do not constitute a trend.

Trimage large-format presents a different puzzle: the spread within a single type and a single year is wide. The 136-140sqm type has traded at ₩24.5 eok and ₩42.0 eok in the same calendar year. This is not statistical noise — it reflects real variation in floor level, Han River view exposure, and the specific circumstances of each lease. I would resist the temptation to draw a single trend line through this data and call it a market price. There are multiple markets operating within a single unit type.

On the wolse side, Acro Seoul Forest 198-206sqm normalised rents have been rising steadily since 2021, reaching ₩3,000-3,900万 per month by 2024-2025. The 159-165sqm type sits in the ₩2,000-3,000万 band. Trimage large-format monthly rents are more stable, generally ₩1,400-2,000万 depending on floor and facing. Galleria Foret monthly rents are sparse but the data points available suggest the 217sqm and above types command ₩2,000-4,000万, with wide variation.

One methodological note: two data points were removed before charting — a ₩900M jeonse entry in the Acro 159-165sqm series from early 2021, and a ₩1.68 eok renewal in the Trimage 136-140sqm series from the same year. Both are almost certainly transcription errors or exceptional circumstances unrepresentative of market conditions. The Ministry source records are unchanged; readers who wish to work with the complete unedited dataset should consult the MOLIT disclosure system directly.
